SUBLEASE AGREEMENT
This Sublease Agreement is made on ________________ between ________________ ("Sublessor"), the current tenant, and ________________ ("Sublessee") for the premises located at ________________.
1. MASTER LEASE. The Sublessor holds the premises under a lease dated ________________ with the landlord, ________________ (the "Master Lease"). The Sublessee has received a copy of the Master Lease and agrees to be bound by all of its terms.
2. TERM. This sublease begins on ________________ and ends on ________________. The Sublessee shall vacate the premises on or before the end date unless the Sublessor and landlord agree in writing to an extension.
3. RENT. The Sublessee shall pay rent of $ ________________ per month to the Sublessor, due on the first day of each month. The Sublessor remains responsible to the landlord for rent under the Master Lease.
4. SECURITY DEPOSIT. The Sublessee shall pay a security deposit of $ ________________, returned after the end of the sublease term, less any deductions for unpaid rent or damage beyond normal wear and tear.
5. CONDITION AND FURNISHINGS. The premises are provided in their current condition, including the following furnishings and items: ________________. The Sublessee shall return the premises in the same condition, less normal wear and tear.

7. LANDLORD CONSENT. This sublease is valid only if the Master Lease permits subletting or the landlord consents in writing. The Sublessee shall not further sublet the premises or assign this agreement.
8. DEFAULT. If the Sublessee fails to pay rent or violates the Master Lease, the Sublessor may terminate this sublease and the Sublessee may be required to vacate as allowed by law.
