Free Residential Lease Agreement Template

A residential lease agreement is the core contract landlords use to rent a house, apartment, or condo to a tenant for a fixed term. It sets the rent, security deposit, term dates, and the rules both sides must follow. Landlords use this template to document the tenancy clearly and reduce disputes before handing over the keys.

RESIDENTIAL LEASE AGREEMENT

This Residential Lease Agreement (this "Lease") is entered into and effective as of ________________ between ________________ ("Landlord") and ________________ ("Tenant").

1. PARTIES. This Lease is made between ________________, as Landlord, and ________________, as Tenant. The word "Tenant" includes every person who signs this Lease, and each is jointly and severally responsible for all obligations under it.

2. PREMISES. Landlord rents to Tenant the residential premises located at ________________ (the "Premises"), together with any fixtures and appliances provided by Landlord, for use as a private dwelling only.

3. TERM. The term of this Lease begins on ________________ and ends on ________________. Tenant shall deliver possession of the Premises to Landlord in clean condition at the end of the term, ordinary wear and tear excepted.

4. RENT. Tenant shall pay rent of $ ________________ per month, due in advance on day ________________ of each month, payable to ________________. Rent is considered paid when actually received by Landlord.

5. LATE CHARGES. If rent is not received within the grace period allowed by applicable law, Tenant shall pay a late charge of ________________. A separate charge may apply to any payment returned for insufficient funds.

6. SECURITY DEPOSIT. Tenant shall pay a security deposit of $ ________________ before taking possession. Landlord may apply the deposit toward unpaid rent, damage beyond ordinary wear and tear, or cleaning, and shall return the balance with any required itemized statement within the time set by state law.

7. UTILITIES. Responsibility for utilities and services is as follows: ________________. Tenant shall place all Tenant-paid accounts in Tenant's name as of the start date and keep them current throughout the term.

8. USE AND OCCUPANCY. The Premises shall be occupied only by the following persons: ________________. Tenant shall not use the Premises for any unlawful purpose or in a way that disturbs the quiet enjoyment of neighbors.

9. MAINTENANCE AND REPAIRS. Tenant shall keep the Premises clean and sanitary, dispose of trash properly, and promptly notify Landlord of any needed repairs. Tenant is responsible for damage caused by Tenant, occupants, or guests. Landlord shall maintain the Premises in habitable condition as required by law.

10. LANDLORD ENTRY. Landlord may enter the Premises to inspect it, make repairs, or show it to prospective tenants or buyers after giving the notice required by state law, except in an emergency where no notice is required. Entry shall occur at reasonable times.

11. PETS. Pet policy: ________________. Any pet not authorized in writing is a violation of this Lease. Tenant is responsible for all damage and cleaning related to authorized pets.

12. SUBLETTING AND ASSIGNMENT. Tenant shall not sublet the Premises or assign this Lease without Landlord's prior written consent. Any transfer made without consent is void and is a breach of this Lease.

13. DEFAULT. If Tenant fails to pay rent or breaches any term of this Lease, Landlord may give notice and pursue all remedies allowed by law, including termination of the tenancy and recovery of possession. Landlord's failure to enforce any term is not a waiver of that term.

14. GOVERNING LAW. This Lease is governed by the laws of the State of ________________. If any provision is found unenforceable, the remaining provisions stay in full effect. This Lease is the entire agreement between the parties regarding the Premises and may be changed only in writing signed by both parties.

This is a general template and not legal advice. Landlord-tenant laws, notice periods, deposit limits, and required disclosures vary by state and locality. Review your state's requirements or have an attorney review this Lease before use.

Questions

Can this replace a rent receipt book?+

Yes — generate and print receipts as needed instead of buying carbon-copy books. Each receipt is numbered by you, and the rent ledger keeps the running history the book's stubs used to.

What is a rent ledger?+

A rent ledger is a month-by-month record of rent charged, payments received, and the running balance for a tenancy. Landlords use it for taxes and bookkeeping; courts ask for it in eviction and security-deposit cases; tenants request it as proof of payment history.

Is this template really free?+

Yes — the generator, printing, and CSV download are free with no signup. A free account lets you save ledgers; Pro adds Excel export and unlimited saved ledgers for multiple properties.

Will this hold up in court?+

Courts want a clear, dated, month-by-month accounting — exactly what this produces: charges, payments, dates, and running balance in a clean layout. Pair it with your lease and payment evidence (bank records, receipts). For legal advice about your specific case, consult an attorney.

Can I record partial payments and late fees?+

Yes. Each month's row has the amount due, the amount actually paid, and a notes field for late fees or partial-payment details — the running balance updates automatically.

Can I use it for multiple tenants or properties?+

You can generate as many ledgers as you like. Pro accounts keep them saved and organized per property and tenant, so monthly updates take seconds.

Is my data private?+

The ledger is built in your browser — nothing is sent to our servers unless you save it to your account, and saved ledgers can be deleted anytime.
