Free Roommate Agreement Template

A roommate agreement sets out how people sharing a rental split rent, deposits, utilities, and household rules. Roommates use it to put expectations in writing so responsibilities are clear and disputes are easier to settle. It works alongside the master lease with the landlord rather than replacing it.

ROOMMATE AGREEMENT

This Roommate Agreement is entered into on ________________ between the roommates listed below, ________________ and ________________ (the "Roommates"), who share the residence located at ________________.

1. TERM. This agreement begins on ________________ and continues until ________________, unless the Roommates agree in writing to end it sooner or a Roommate gives ________________ written notice to move out.

3. SECURITY DEPOSIT. The security deposit shall be shared as follows: ________________. Each Roommate's share is returned only after all shared obligations are settled and the residence is left in the same condition, less normal wear and tear.

4. UTILITIES AND SHARED COSTS. The Roommates shall divide utilities and shared household costs as follows: ________________. Each Roommate shall pay their share by the due date to avoid interruption of service.

5. HOUSE RULES. The Roommates agree to the following house rules covering cleaning, quiet hours, shared spaces, and personal property: ________________.

6. GUESTS. Overnight and extended guests are subject to the following limits: ________________. A guest may not stay long enough to be treated as an occupant without the written consent of all Roommates.

7. MOVING OUT. A Roommate who moves out remains responsible for their share of rent and costs through the end of the notice period. The remaining Roommates may select a replacement roommate by mutual agreement.

8. GENERAL. This agreement is between the Roommates only and does not change the terms of any lease with the landlord. Each Roommate remains bound by the terms of the master lease for the residence.

Questions

Can this replace a rent receipt book?+

Yes — generate and print receipts as needed instead of buying carbon-copy books. Each receipt is numbered by you, and the rent ledger keeps the running history the book's stubs used to.

What is a rent ledger?+

A rent ledger is a month-by-month record of rent charged, payments received, and the running balance for a tenancy. Landlords use it for taxes and bookkeeping; courts ask for it in eviction and security-deposit cases; tenants request it as proof of payment history.

Is this template really free?+

Yes — the generator, printing, and CSV download are free with no signup. A free account lets you save ledgers; Pro adds Excel export and unlimited saved ledgers for multiple properties.

Will this hold up in court?+

Courts want a clear, dated, month-by-month accounting — exactly what this produces: charges, payments, dates, and running balance in a clean layout. Pair it with your lease and payment evidence (bank records, receipts). For legal advice about your specific case, consult an attorney.

Can I record partial payments and late fees?+

Yes. Each month's row has the amount due, the amount actually paid, and a notes field for late fees or partial-payment details — the running balance updates automatically.

Can I use it for multiple tenants or properties?+

You can generate as many ledgers as you like. Pro accounts keep them saved and organized per property and tenant, so monthly updates take seconds.

Is my data private?+

The ledger is built in your browser — nothing is sent to our servers unless you save it to your account, and saved ledgers can be deleted anytime.
