PET ADDENDUM
This Pet Addendum is made on ________________ between ________________ ("Landlord") and ________________ ("Tenant") and is attached to and made part of the lease for the property located at ________________.
1. LEASE. This addendum amends the lease dated ________________ between the parties (the "Lease"). The Lease otherwise prohibits pets except as allowed here.
2. APPROVED PET. The Landlord grants permission for the Tenant to keep the following pet(s) on the property: ________________. No other animals are permitted without the Landlord's written consent.
3. PET DEPOSIT AND FEES. The Tenant shall pay a pet deposit of $ ________________ and additional monthly pet rent of $ ________________. The refundable portion of the deposit is returned after move-out, less any amounts needed to repair pet-related damage.
4. TENANT RESPONSIBILITIES. The Tenant is responsible for the pet at all times and agrees to the following rules: ________________. The Tenant shall keep the pet under control, clean up after it, and prevent damage, noise, and disturbance to neighbors.
5. LIABILITY. The Tenant is responsible for all damage and injury caused by the pet and shall repair or pay for any pet-related damage to the property. The Landlord may revoke this permission if the pet becomes a nuisance or the Tenant violates this addendum.
6. REMAINING TERMS. Except as stated in this addendum, all terms of the Lease remain in full force and effect.
